Knight Frank's building consultancy department in Aberdeen has just completed the project management of a £190,000 joint refurbishment and fit out project between landlord Valad Property Group and tenant Bond Pearce LLP, solicitors, at 13 Albyn Terrace.
Knight Frank originally acted for Valad Property Group to prepare a schedule of dilapidations for the property and negotiate with the outgoing tenant but the firm has been retained to provide project management, contract administrator and CDM co-ordinator services for the refurbishment of the building.
The £190,000 refurbishment has included initial dilapidation works and then a full internal refurbishment and fit out to the tenants specific requirements in line with their corporate branding including minor structural alterations, decoration, lighting, IT installations and fittings.
Prior to carrying out the works Knight Frank's agency team secured Bond Pearce solicitors as tenants for the entire building at 13 Albyn Terrace, on behalf of clients VALAD Property Group. Bond Pearce will lease the property on a 10 year lease with a break option at the end of year five.
Roddy Morrison, Knight Frank said: "To ensure the project ran smoothly we suggested to the landlord and incoming tenant that both the dilapidations phase and refurbishment phase should be run under one contract. This represented significant savings on cost and programme which in turn allowed the tenant to occupy the premises and begin trading earlier than expected."
