Quay2, the new 63,000 sq ft office complex, will welcome Pinsent Masons LLP, the international legal firm, as its fifth tenant.
The deal will see Pinsent Masons take over the whole of the third floor - 14,200 sq ft of the Quay2 office complex at Fountainbridge, Edinburgh.
Under the terms of the new 15-year lease, Pinsent Masons will pay a rent of £28.50 per sq ft. They are re-locating from Melville Street in Edinburgh's West End.
Pamela Grant, Director of Edinburgh Quay Ltd, said: "The arrival of Pinsent Masons adds further strength to the tenant line up at Quay2, whose grade-A space has already attracted the likes of Lloyds TSB, Barclays, Baker Tilly and healthcare provider Circle."
"Pinsent Masons is one of the top 15 law firms in the UK and a well respected name in Scottish legal circles. The arrival at Quay2 will complement a strong and growing portfolio of top international clients.
"Edinburgh Quay has quickly established itself as a key component of Edinburgh's business and financial district and there continues to be strong interest in the building of which only fourth and part of the second floor remains available."
Fraser McMillan, Head of Scottish Offices at Pinsent Masons LLP, added: "We are looking forward to our move to Edinburgh Quay. This location will provide us with first class modern office space and its situation in the heart of the financial district is the perfect place for us to further develop our growing Scottish business."
Located in the Exchange District, Quay2 is the latest phase of the landmark Edinburgh Quay development, which is built around the basin of the Union Canal.
DTZ represented Pinsent Masons and Jones Lang La Salle/GVA Grimley acted for Edinburgh Quay Ltd.
