Coatbridge Flats Benefit From Extensive Energy Efficiency Upgrade

Residents in 20 blocks of flats across Coatbridge are already experiencing the positive impacts of a recently completed, ambitious energy efficiency refurbishment project.

The extensive construction work has delivered significant improvements to the properties, including the installation of cavity wall insulation, external wall insulation, heat recovery units, solar photovoltaic (PV) systems, and new roofing.

These measures are designed to substantially enhance the energy efficiency of the homes, leading to tangible benefits for tenants. Alongside the energy efficiency upgrades, the refurbishment project also prioritised the preservation of the buildings' distinctive architectural character through careful construction techniques.

The works were carried out on properties located at Bank Street, Langloan Street, Langloan Place, Kirkwood Street, and Langloan Crescent.

Gerry McWilliams, Project Manager (North Lanarkshire Council), highlighted a key construction challenge and the innovative solution employed: "One of the challenges arising during this project was preserving the distinctive look of the flats, which have distinctive red brick facades. Collaborating with the Procast Group and Struchtherm, resulted in the first use of Struchterm's innovative ArtBrick (TM) system within North Lanarkshire. This replicated the red brick finish while allowing essential external wall insulation, retaining the look of the properties and was a real success."

The successful completion of the construction works is delivering several key benefits for residents, including:

• Energy Bill Reduction: Tenants are expected to see a reduction of up to 35% in their energy bills due to the comprehensive external wall insulation minimising heat loss.

• Lower Carbon Emissions: The improved energy efficiency contributes to reducing carbon emissions, supporting broader climate goals.

• Enhanced Indoor Comfort: Residents will benefit from more stable and consistent temperatures throughout the year.

• Free Daytime Electricity: The installation of solar PV systems will generate clean electricity for use during the day.

• Elimination of Condensation and Mould: Improved thermal performance will prevent the formation of condensation and mould within the properties.

• Extended Building Lifespan: The refurbishment works are expected to prolong the lifespan of the buildings.

• Modernised Appearance: The project has delivered a refreshed appearance while carefully maintaining the architectural heritage of the buildings and the surrounding area.

Housing Convener, Councillor Michael McPake, inspected the completed works and met with residents to see the improvements firsthand. He commented: "We're committed to making our homes more energy efficient and the Langloan refurbishment is just one example of how we're using a range of innovative measures to reduce our carbon footprint and make our tenants more comfortable in their homes. This project balances energy efficiency with heritage preservation, creating sustainable, comfortable homes that remain true to their original character."

Local resident, Mrs McMullen, expressed her satisfaction with the completed construction works: "I am so pleased with the works and the other residents living in the block feel the same. People have passed in the street and have positively commented on how good the building looks. The workers were first class and I'm looking forward to seeing the difference the renovations make."
