Shawbridge Arcade Redevelopment To Deliver 75 New Homes

The redevelopment of the former Shawbridge Arcade in Glasgow is progressing well, with the £15.7 million project on schedule to deliver 75 mid-market rental homes by spring 2026.

The development, a partnership between Wheatley Group, with the homes to be managed by Lowther upon completion, is being constructed by CCG (Scotland). The project is a key component of the ongoing regeneration of Pollokshaws, an area designated as one of Glasgow’s Transformational Regeneration Areas (TRAs).

Work commenced on the site in May 2024, marking a significant step in the wider efforts to revitalise Pollokshaws. Upon completion, the development will offer a mix of high-quality one and two-bedroom apartments, aiming to address the local demand for modern and energy-efficient housing options.

Beyond providing new homes, the project is already generating tangible benefits for the local community. To date, the construction phase has created four new employment opportunities and two trade apprenticeships with CCG. Furthermore, the project is expected to support up to 13 work placements for students and unemployed individuals in Glasgow throughout the construction programme.

As part of a commitment to skills development, CCG has engaged with local schools and colleges, participating in curriculum support initiatives with Developing the Young Workforce (DYW) and local high schools. The contractor also hosted a career-based event at City of Glasgow College.

The development is also set to support small businesses and social enterprises, reinforcing its role as a catalyst for economic growth in the area. Additionally, a contribution will be made to the Wheatley Foundation, part of Wheatley Group, further investing in community initiatives, with additional support being provided to local causes such as the Trussell Trust Foodbank.

A key aspect of the project is the integration of CCG’s ‘offsite’ construction methods. This sustainable approach to building facilitates a faster construction timeline and delivers enhanced energy performance for the completed homes.

James Ward, Managing Director of Lowther, commented on the progress: “It’s great to see the progress at Shawbridge Arcade. The 75 energy-efficient homes will bring more much-needed affordable housing to the area."

He added: “Thanks to the work of CCG, these new homes will also bring wider benefits to the community through creating new jobs and training opportunities and also supporting the most vulnerable customers in Wheatley communities."

The £16.6 million development is receiving over £11 million in funding from Glasgow City Council’s Affordable Housing Supply Programme budget.

Councillor Ruairi Kelly, Convener for Housing, Development and Land Use at Glasgow City Council, stated: “These 75 affordable homes in this development – a number of which are wheelchair-accessible – at the former Shawbridge Arcade will complement the high-quality homes and places being delivered around the local area. The environmental improvements to be delivered at the adjacent Town Square will also add to the transformational work taking place in this part of the city."

With construction progressing on schedule, the Shawbridge Arcade redevelopment continues to be a significant project in Glasgow’s urban regeneration, delivering both sustainable housing and positive impacts for the wider community.
