Clearbell's £100m Redevelopment Set To Transform Glasgow City Centre

Clearbell Property Partners IV LP is embarking on a major redevelopment of One Five Zero St Vincent Street, aiming to revitalise Glasgow's office market with a sustainable, high-quality workspace.

The £100 million project will see the transformation of the existing 70,000 sq ft building into a 146,492 sq ft state-of-the-art office space, catering to the growing demand for modern, sustainable workplaces in the city.

Sustainability at the Core Clearbell is prioritising sustainability throughout the redevelopment, targeting leading certifications such as WiredScore, SmartScore, ActiveScore, WELL, NABERS, and BREEAM. The building will be fully electric, minimising its carbon footprint and incorporating features like a blue roof system for efficient rainwater management.

A Focus on Wellbeing The project is designed to enhance employee wellbeing and productivity. A dedicated wellness floor will feature a gym, yoga studio, library, cinema, and auditorium, fostering a collaborative and engaging work environment. Additionally, the building will offer extensive outdoor space, including a large terrace and pocket parks, providing much-needed green areas in the city centre.

Strategic Location Located at a prime location in Glasgow's Central Business District, One Five Zero St Vincent Street offers excellent connectivity to public transportation and major road networks.

As the redevelopment progresses, Clearbell is confident that One Five Zero St Vincent Street will set a new standard for sustainable, innovative office space in Glasgow.

Clearbell has appointed JLL and Avison Young as letting agents for the scheme.

The contractor for the scheme is bam. Advisors on the project include Sheppard Robson (architecture), Woolgar Hunter (engineering), iceni (planning consultant), Atelier 10 (M&E) and Adams Consulting Group (project manager).
