Story Homes has secured plans to deliver over 280 new homes and the associated infrastructure on land at Lea Road in Preston.
Preston City Council resolved to grant planning consent for the hybrid application at its Planning Committee meeting on 08 August 2024, subject to completion of a Section 106 Agreement.
The housebuilder was granted detailed planning permission for 161 homes on the Northern Parcel of the land, including 32 affordable homes, and outline planning permission for up to 120 homes on the Southern Parcel of the land at Lea Road, with a further 20% affordable homes to be built on this parcel.
As part of the scheme, around eight acres of land will be transferred to Lancashire County Council for the construction of a new railway station known as Cottam Park Way. In addition, the scheme will generate over £3.5 million in Community Infrastructure Levy (CIL)* across the detailed and outline phases.
Head of Land & Planning for the North West at Story Homes, Martin Nugent, said: "We are delighted that Preston City Council has resolved to approved our scheme to deliver this new residential development on land at Lea Road.
"Our proposals offer a variety of one to five-bedroom homes which offer flexible, open plan living spaces. The scheme has been carefully designed to reflect the aesthetics of the local area and will feature the attractive street scenes for which Story Homes is renowned.
"This is a key site for Story Homes as we continue to focus on growth throughout the Lancashire area, building on the success of our current schemes in Preston – D’Urton Manor, Elston Park and Longton Grange. These developments continue to be popular with customers as demand for our high quality homes in the area remains high."
The new development of homes will also provide benefits to the local economy during the construction phase, as a result of direct and indirect employment opportunities for local people through the subcontractor and supply chains.
