Knight Property Group has announced plans to speculatively develop a new £15 million facility on a vacant six-acre site at Belgowan Street in Bellshill, North Lanarkshire.
The new development will be branded Delta 70, and subject to planning consent, will offer 70,000 sq ft of high specification industrial/logistics warehouse space.
The single standalone unit will be built to a high specification and will include a 12 metre high internal haunch height, 5% internal offices at first floor level, 8 dock levellers, 2 ground doors, dedicated trailer and separate staff parking, EV car charging points and an extensive secure concrete yard.
The all-electric unit will be of steel portal frame construction and feature high performance roof and wall cladding, clear rooflights to help reduce utility lighting costs and will be built to high environmental standards, targeting an EPC ‘A’ rating and BREEAM “Very Good”.
Located within the popular and well-established Bellshill Industrial Estate, Delta 70 will be the sixth speculative property to be built recently at Bellshill by Knight – the other five at the 262,000 sq ft Belgrave Logistics Park, which is located within close proximity to this proposed new development.
HOWARD CRAWSHAW, MANAGING DIRECTOR OF KNIGHT PROPERTY GROUP SAID:
“Our decision to continue speculative development in Bellshill is in direct response to occupational market demand in Lanarkshire for logistics / industrial space in this size sector.
“Delta 70 will showcase a best-in-class specification, together with Knight Property Group’s own high design and sustainability standards.
“We are currently working up development and planning proposals, to set before North Lanarkshire Council later this year.”
Bellshill is located 12 miles east of Glasgow City Centre and occupies a strategic location, benefiting from excellent motorway links, with the A725 providing fast and easy access to the Shawhead Junction (J7) on the M8 motorway and Junction 5 (Raith) of the M74 motorway. It is regarded as a prime industrial area in the West of Scotland.
Occupying a strategic location, Delta 70 lies immediately off the A725 dual carriageway, 1 mile from the M8 motorway and 2.5 miles from the M74 (M6) motorway.
Notable occupiers in the surrounding area include DHL, Yodel, Morrisons (Scottish Distribution Centre), TNT / FedEx Express, Muller, MAN Truck & Bus, Long Lane Deliveries, Lineage, NAMPAC, Quiz Clothing (National distribution centre), HSS Hire, Screwfix and Howdens.
Joint marketing agents for the property will be Iain Davidson of Colliers and Andy McCracken of JLL.
