Knight Property Group has started on site with the next phase of speculative development at Langlands Commercial Park in East Kilbride.
Clark Contracts has been appointed as the main contractor on the new 28,000 sq ft industrial warehouse. Construction work commenced last month and the project is expected to be completed by April 2024.
This £7m development will consist of a 26,250 sq ft warehouse and 1,760 sq ft office space, plus concrete yard, with 24 parking spaces and 4 EV car charging points.
The high specification unit will be of steel portal frame construction and features high performance cladding. It is being built to high environmental standards and targeting an EPC 'A' rating and BREEAM "Very Good" standard.
This is the third phase of speculative development at Langlands by Knight, with this new building lying adjacent to phase 1, a ten-unit trade counter facility, which is fully let and phase 4, a 24,015 sq ft industrial unit, which was sold to Corney and Barrow last year.
Howard Crawshaw, Managing Director of Knight Property Group said: "Our commitment to sustainable speculative industrial and logistics development is exemplified by our ongoing investment programme across Lanarkshire.
"The decision to proceed reflects the success of our existing Langlands project and our strong believe that this development will be positively received by the Scottish market, as well as bringing new businesses and jobs to the area."
Langlands Commercial Park is located within the well-established Kelvin South and Langlands industrial areas of East Kilbride, adjacent to Sainsbury's logistics facility. The site is prominently situated with excellent frontage to the A726 Strathaven Road, linking to the town centre and Hurlawcrook Road. It has excellent connectivity to Scotland's main motorway network, serving central Scotland and beyond.
Andrew Mccracken, Director of JLL added: "Knight is renowned for delivering top-tier speculative space. This new development aligns well with the robust demand for high-quality industrial and warehouse space in the Scottish market. Its exceptional connectivity further enhances its attractiveness, and we expect strong market demand."
Ryden & JLL are letting agents for Knight Property Group at Langlands Commercial Park.
