The Scottish Government has awarded a £2.4m fund to Loretto to build 49 affordable homes for rent in the North of Glasgow.
The Belmont Road project is the largest of 14 developments that successfully competed for funding under the Government’s Greener Homes Innovation Scheme challenge fund.
The Greener Homes scheme aims to encourage innovative approaches to delivering new energy efficient homes using modern methods of construction.
Loretto worked with Glasgow contractor CCG to use their iQ system of off-site manufacture. This enabled timber-frame wall and roof panels, with pre-fitted components such as external finishes, windows and doors, to be built in factory conditions before being brought to site for assembly.
Belmont Road is located at the highest point in Glasgow, and the development will help transform a currently derelict site close to Stobhill Hospital.
A total of 49 new homes will be built in five blocks of 2, 3 and 4 storey flats, with four of the flats providing new supported accommodation. This will be managed through Loretto's existing partnership with the Salvation Army. A further four flats have been specially designed for wheelchair users.
The remaining 41 homes will provide two, three and four apartment flats for mainstream tenants and are designed to Housing for Varying Needs standard, providing tenants with flexible accommodation that can adapt as their needs change.
The houses will also be energy efficient, with high levels of insulation and air-tight construction to meet with Scottish Building regulations.
