Plans For Cove Community Win Support

Plans to create 737 new homes on the edge of Cove have been approved unanimously by Aberdeen city councillors.

Development Management Sub-committee members supported two planning applications from Stewart Milne Homes and a third from Scotia Homes to build the homes as part of a mixed development on three adjoining sites east of Wellington Road, stretching from the northern end of Charleston Road to Langdykes Road.

The schemes will together create a range of flatted developments and terraced, semi-detached and detached houses. Green spaces, parks and children's play areas are proposed as part of the combined development, which will also see the creation of a new "high street' to provide 1,525 square metres of commercial and retail space.

Sub-committee members backed recommendations from planning officials in each case to approve the schemes conditionally – but to withhold consent until legal agreements have been signed to secure the delivery of affordable housing and contributions from the developers for a new northbound lane on Wellington Road, sports and recreation facilities, library provision, community facilities and a paths network.

Sub-committee convener Councillor Kate Dean said: "I very much welcome this development, which has been the missing link in the Cove area for quite some time. The schemes will also provide the spine road which Cove has needed for many years, which will take traffic off roads that were never designed for the volumes they currently have to cope with.

"The developments will give us a good mix of homes, affordable housing, a high street and new community facilities, all of which will have a very positive impact on Cove."

Scotia Homes and Stewart Milne Homes submitted the three planning applications simultaneously at the start of this year, following a masterplanning exercise carried out for the area in 2008-09 which involved extensive public consultation.
