ISG has secured a coveted contract to transform the iconic Grade B listed Hamilton Hall, which overlooks the 18th green of the Old Course in St Andrews.
The ‘Hamilton Grand’ project for Golf Resort International Ltd, part of US-based Kohler Co., will see ISG reconfigure the interior floor space of the seven-storey structure to create 26 luxury apartments, a members’ lounge, restaurant and a public bar and grill.
The imposing 115 year old building was once the Grand Hotel, with an exclusive clientele including Edward VIII and George VI. The redevelopment will return the building to its glory days as a beacon of style and sophistication and once completed, Hamilton Grand will provide ultra-luxurious apartments for discerning buyers overlooking the ‘Home of Golf’.
The comprehensive programme of refurbishment will see ISG clean and restore the building’s façade, reinstate traditional sash-and-case style windows and install a slated mansard roof. The distinctive pepper-pot dome on the corner of the building overlooking the Old Course, which was destroyed by fire in the 1980s and replaced with a steel and fibreglass replica, will be fully restored using timber and zinc cladding. Internally, ISG will carefully dismantle, repair and reassemble the balustrade of the original oak grand staircase.
Following reconfiguration of the internal layout, ISG will install ornate cornicing and plastered ceilings within the new rooms, reminiscent of their original Victorian grandeur. The project looks set to create a much-needed boost to the regional economy, with around 100 locally based ISG staff and subcontractors working on the development at its peak. The project is scheduled for completion in spring 2012.
