King Sturge’s Scottish industrial team has recently been appointed to market two industrial properties in Edinburgh and Livingston, on a lease assignation basis on behalf of Berkmann Wine Cellars and Hagemeyer
The first is Unit 12 at the A1 Industrial Park in Edinburgh. The unit is a modern detached warehouse which extends to 8,869 ft² plus yardage. It is offered at an annual rental of £53,200 (£6 per ft²). A1 Industrial Park is located to the north east side of Edinburgh close to Portobello & Leith. The estate is offers quick access to the A1 and City Bypass and is also only 4.5 miles from the city centre. King Sturge is joint agent with Montagu Evans.
Meanwhile, at 11 Kelvin Square, Houstoun Industrial Estate in Livingston, King Sturge is offering a 4,559 ft² semi-detached warehouse, again on a lease assignation basis at an annual rental of £19.000 (£4.17 per ft²). The unit benefits from electrically operated security shutters and also has vehicle access and loading via a drive in roller shutter door. It was previously used a trade counter operation and also has car parking space to the front of the premises.
Commenting on the instructions, Kirsty Palmer from the King Sturge Edinburgh office said: "Both properties offer excellent quality industrial accommodation in good locations. The A1 unit would be ideal for storage and distribution, whilst the Livingston unit would be ideal for a trade counter operation. Finally, King Sturge have also been appointed to seek a one acre site within Edinburgh on behalf of Flogas, to be used as secure open storage for their expanding LPG supply and distribution business."
