King Sturge has recently concluded a lease on behalf of Joint Properties at Abbeyhill Industrial Estate to a martial arts centre.
Unit 1, which extends to 4,450 ft², has been let to Alba Martial Arts, operating as Edinburgh Martial Arts College on a ten-year lease at an annual rental of £31,157 (£7 per ft²).
Following a full strip out and refurbishment by the landlord, Alba have also made their mark and have transformed the unit from a former warehouse and trade counter facility into the company’s first fully operational Scottish martial arts centre.
Commenting on the centre, Kevin Baldwin said: "We spent a lot of time trying to find the right location for our first centre and believe we have found this at Abbeyhill. In our first two weeks of business, we were delighted to report a fantastic demand with registrations far exceeding our expectations.
"In time, we hope to expand our services to other locations across the country."
Kirsty Palmer of King Sturge added: "We were inundated with enquiries for a variety of occupiers due to the prominent location of this unit, which is situated just off Edinburgh’s London Road and were delighted to secure a good tenant on a straight ten-year term with rents being maintained on this popular estate."
King Sturge has been retained to manage, and market a number of other Joint Properties estates, both industrial and office, including another 4,500 ft² unit at Unit 2 Abbeyhill, a 24,541 ft² unit at Firth Road in Livingston, and 14, 604 ft². at Seafield Road, which are being jointly marketed by JA Pollock and Ryden respectively.
King Sturge advised Joint Properties, whilst Alba Martial Arts was self-represented.
